During recent open houses, it's become increasingly apparent that many buyers are attending without their agents present. When questioned, they often confirm they have representation, yet their agents are conspicuously absent. This raises concerns about the level of service these agents are providing.

I predict a substantial exodus of this type of agent, primarily due to the necessity to directly negotiate their compensation. Many lack the negotiation skills required to advocate for themselves, which inevitably impacts their ability to effectively represent their clients.

The era of agents simply unlocking doors, submitting offers, and passively awaiting acceptance is over. In markets like California, where even a few transactions could yield substantial income, agents are now required to demonstrate greater value. Those who relied on supplemental income from minimal effort will need to adapt to these market changes by acquiring new skills.

Agents working under 100% commission structures, while financially attractive for low-volume agents, may find they lack the necessary training and support. Brokers overseeing large numbers of agents often lack the capacity for personalized coaching.

The current real estate market demands skilled and knowledgeable sales professionals. Consumers are increasingly utilizing online resources to identify properties, often contacting agents only for transactional assistance. This shift highlights the need for agents to proactively engage with buyers, demonstrate their value, and confidently discuss compensation. Many agents, accustomed to relying on pre-determined compensation structures, now struggle to articulate their worth.
